OUR SERVICES INCLUDE

CONDOMINIUM HANDOVER

• Acquire all relative documentation for the building from the previous condominium administrator or the developer (new condominiums).
• Provide full up-to-date report of the condition of the building to the owners.

CONTRACTING OF SERVICES

• Request the water and electric meters in the name of the condominium.
• Outsource exterior and interior cleaning, pool maintenance and garden maintenance.
• Sign contracts with associated companies providing services to the condominium.
• Monitor and manage the contracted out services.
• Arrange insurance cover of the communal areas.
• Strictly comply to inspections of gas fittings, as required by law.
• Strictly comply to inspection of lifts by the identified authority.

ADMINISTRATION

• Produce the principal rules of the condominium and distribute to all owners.
• Attend general meetings of the condominium.
• Produce the minutes of the general meetings.
• Execute the resolutions passed at the general meeting of the condominium.
• Representation of the condominium in front of judicial authorities.
• Liase with owners on condominium issues

FINANCIAL MANAGEMENT

• Prepare the annual budget.
• Open condominium bank accounts.
• Payment of condominium expenses.
• Collect annual condominium fee from all owners (payment terms to be agreed at AGM).
• Actively seek ways of reducing condominium overheads.
• Liase with owners with view to setting up a "sink fund".
• Prepare year-end balance sheet.

SUPPORT

• Deal with all queries relating to the administration of your condominium.
• Act as mediator in conflicts over common areas.
• Provide any further support to owners as required.
