We will undertake to manage the administration and ensure the developement is maintained to a high standard. We will liase with the developer and ensure any building warranties of the communal areas are strictly adhered to and we will carry out any general technical maintenance where necessary.

OUR SERVICES INCLUDE
CONDOMINIUM HANDOVER
- Acquire all relative documentation for the building from the previous condominium administrator or the developer (new condominiums).
- Provide full up-to-date report of the condition of the building to the owners.
CONTRACTING OF SERVICES
- Request the water and electric meters in the name of the condominium.
- Outsource exterior and interior cleaning, pool maintenance and garden maintenance.
- Sign contracts with associated companies providing services to the condominium.
- Monitor and manage the contracted out services.
- Arrange insurance cover of the communal areas.
- Strictly comply to inspections of gas fittings, as required by law.
- Strictly comply to inspection of lifts by the identified authority.
ADMINISTRATION
- Produce the principal rules of the condominium and distribute to all owners.
- Attend general meetings of the condominium.
- Produce the minutes of the general meetings.
- Execute the resolutions passed at the general meeting of the condominium.
- Representation of the condominium in front of judicial authorities.
- Liase with owners on condominium issues
FINANCIAL MANAGEMENT
- Prepare the annual budget.
- Open condominium bank accounts.
- Payment of condominium expenses.
- Collect annual condominium fee from all owners (payment terms to be agreed at AGM).
- Actively seek ways of reducing condominium overheads.
- Liase with owners with view to setting up a "sink fund".
- Prepare year-end balance sheet.
SUPPORT
- Deal with all queries relating to the administration of your condominium.
- Act as mediator in conflicts over common areas.
- Provide any further support to owners as required.
